Advising on other costs 

There are a range of legal responsibilities involved with being a landlord – many of which cost money. For example, you need to have an energy performance certificate (EPC) and an electrical safety report.  

There are also additional costs to be aware of when investing in properties. A Stamp Duty surcharge is added to BTL properties, plus you will be taxed on your rental income. If you sell the property for more than you bought it, you may need to pay Capital Gains Tax.  

As a mortgage is secured against your home or property, it could be repossessed if you do not keep up mortgage repayments.
